The call came in at 7:40 on a Tuesday morning. Homeowner in Shadowridge hit the opener, heard a bang, and the door refused to lift more than a foot. We found the right torsion spring had snapped clean in half, and the left one was a few hundred cycles from doing the same. Both springs were replaced as a matched pair, not just the broken one. Now the door lifts with two fingers and holds steady at the halfway point. A door is 200 pounds riding on two springs. Respect it.

Full Door Replacement on a 1990s Ranch in Buena Creek

This door had been painted twice to hide the rot, but the bottom section was soft enough to push a screwdriver through. The tracks were mounted with drywall anchors by a previous homeowner, and the whole thing rattled every time the washer hit spin cycle. We pulled everything, installed a new steel door with an insulated core, and mounted new tracks into the studs this time. The street-facing difference is obvious. The garage is also noticeably cooler in August because the old door had roughly the insulation value of a single pane of glass.

The homeowner thought the door itself was dying. It shook the kitchen ceiling every time it moved, and the opener had started reversing for no reason halfway down. Otto ran the door by hand first. The door was fine. The opener was the problem: chain stretched, rail loose, and the logic board was confused by a dying RPM sensor. If the opener is straining, the problem is almost never the opener. We swapped in a new belt-drive unit and the kitchen doesn’t shake anymore. The homeowner can hear themselves think in the garage now.

A pickup reversed into the top section while the door was open. The panel creased badly enough that the door couldn’t complete its arc on the way down. Sometimes a dent can be massaged out. This one couldn’t. We ordered a replacement section from the original manufacturer so the color and profile matched, then replaced the section, re-hung the door, and rebalanced the springs because the weight had shifted. The whole fix took about a week, most of that waiting on the panel. The door looks original again.

This one came in as a maintenance check. The homeowner said the door “sounded tired.” What we found was a vertical track bent by about three degrees, which had worn the rollers unevenly to the point where two of them had flat spots. Every cycle was slowly grinding the track further out of alignment. We straightened what could be straightened, replaced the bent section, and swapped all ten rollers for sealed bearing units. The door now rolls quietly enough that you wouldn’t know it moved unless you were looking at it. I count spring cycles the way you count tire miles. These springs had about two years left, and we told the homeowner exactly that.
